General Terms and Conditions

1. Arrival / Check-In / Departure

Check-in is possible from 2:00 PM. Departure must occur by 10:00 AM on the departure day. Exceeding the departure time by more than 60 minutes will result in an additional night's charge. Other arrival and departure times can be individually agreed upon with the landlord. If the tenant does not arrive by 12:00 AM on the arrival day, the contract is considered canceled after a 24-hour period without notification to the landlord. The landlord or their representative can then freely dispose of the property. A (partial) refund of the rent due to early departure is generally not provided.

2. Special Requests

Special requests and side agreements are generally possible. They require written confirmation from the landlord.

3. Cancellation

Cancellations must be made in writing.

  • For cancellations more than 14 days before the rental period begins (check-in at 2:00 PM on the arrival day), the guest will receive 100% of the total price back.
  • For cancellations between 14 and 7 days before the rental period begins, the guest will receive 50% of the total price back.
  • For cancellations less than 7 days before check-in, the full booking price is payable.

The date of receipt of your cancellation notice is decisive. Any amounts already paid will be offset. A substitute person can be provided after consultation. Long-term stays (duration ≥ 14 nights) are excluded from this – the full booking price is always payable.

4. Tenant Obligations

The tenant agrees to treat the rented property (accommodation, inventory, and outdoor facilities) with care. Damages occurring during the rental period must be reported immediately to the landlord. Any defects or damages found upon arrival must be reported immediately; otherwise, the tenant is liable for these damages. A reasonable period must be allowed for rectifying damages and defects. Claims arising from complaints not reported immediately on-site are excluded. Complaints received at the end of the stay or after leaving the holiday home are also excluded from compensation. In the event of service disruptions, the tenant is obliged to do everything reasonable within their legal obligation to help remedy the disruption and minimize any damage. On the departure day, personal belongings must be removed, household waste disposed of in the designated containers, and dishes cleaned and stored in the kitchen cabinets.

5. Non-Compliance with House Rules

The host reserves the right to terminate the contractual relationship without notice and without refund in the event of violations of the house rules and good manners (e.g., noise, unauthorized visitors, smoking in the apartment).

6. Smoking is Prohibited

Smoking in the apartments is strictly prohibited. Non-compliance will result in a cleaning fee of €250.
The specified fees are subject to an additional 7% VAT.

7. Pets

  • 7.1 Pets of any kind are not permitted.
  • 7.2 Non-compliance will result in a special cleaning fee of €250.
  • 7.4 The guest assumes full responsibility for any damage caused by themselves or their pet to the accommodation or inventory.
  • 7.5 The landlord is not liable for injuries or damages to the guest or their companions caused by the pet.
  • 7.6 The guest agrees to indemnify the landlord from any claims or demands arising in connection with bringing their pet.

The specified fees are subject to an additional 7% VAT.

8. Electric Vehicles

Charging a vehicle using household electricity through a socket is prohibited.

9. Liability

The listing was created to the best of our knowledge. No liability is assumed for influences on the rental property due to force majeure, local power and water outages, or weather conditions. The landlord is not liable for unforeseeable or unavoidable circumstances such as official orders, pandemics, sudden construction sites, or disturbances caused by natural and local conditions. The landlord is, however, willing to assist in resolving problems (as far as possible). The landlord is not liable for the use of provided play and sports equipment and appliances (e.g., toaster, charging station, kettle, stove).
