1. Arrival / Check-In / Departure
Check-in is possible from 2:00 p.m. Departure must take place by 10:00 a.m. at the latest on the day of departure. A delay of more than 60 minutes will result in the charge of an additional overnight stay. Other arrival and departure times can be arranged individually with the landlord. If the tenant does not arrive by midnight on the day of arrival and does not inform the landlord, the contract is considered canceled after a 24-hour grace period. The landlord or their representative may then freely dispose of the property. No (partial) refund will be made in the event of early departure.
2. Special Requests
Special requests and side agreements are generally possible but require written confirmation by the landlord.
3. Cancellation
Cancellations must be made in writing.
- For cancellations more than 14 days before the start of the rental period (check-in at 2:00 p.m.), the guest will be refunded 100% of the total price.
- For cancellations between 14 and 7 days before check-in, the guest will be refunded 50% of the total price.
- For cancellations less than 7 days before check-in, the full booking price is due.
The date the cancellation is received applies. Already paid amounts will be offset. A substitute person may take over the booking under the same conditions with prior agreement. Long-term stays (≥ 14 nights) are excluded — the full amount must be paid and no refund is granted.
4. Tenant’s Obligations
The tenant agrees to treat the rented property, its inventory, and outdoor facilities with care. Any damage that occurs during the stay must be reported to the landlord immediately. Any existing defects or damage noticed upon arrival must also be reported, otherwise the tenant may be held liable. A reasonable period must be allowed for remedying issues. Complaints not reported on site are excluded from compensation. On the day of departure, all personal belongings must be removed, trash disposed of in the designated containers, and dishes cleaned and stored in the cupboards.
5. Breach of House Rules
If the house rules or standards of conduct (e.g., noise, unauthorized visitors, or smoking indoors) are violated, the landlord reserves the right to terminate the rental agreement immediately without refund.
6. Smoking
Smoking is strictly prohibited in the apartments. A cleaning fee of €250 will be charged in case of non-compliance.
All flat rates are subject to an additional 7% VAT.
7. Pets
- 7.1 Pets of any kind are not allowed.
- 7.2 In case of non-compliance, a special cleaning fee of €250 will be charged.
- 7.4 The guest is fully liable for any damage caused to the accommodation or its inventory by themselves or their animal.
- 7.5 The landlord is not liable for injuries or damages suffered by the guest or their companions caused by their pet.
- 7.6 The guest agrees to indemnify the landlord against any claims related to their pet.
All flat rates are subject to an additional 7% VAT.
8. Electric Vehicles
Charging vehicles using household power sockets is prohibited.
9. Liability
All information has been provided to the best of the landlord’s knowledge. The landlord is not liable for disruptions caused by force majeure, local power or water outages, weather conditions, official measures, pandemics, or sudden construction. The use of provided equipment (e.g., toaster, charging station, kettle, stove) is at the tenant’s own risk. Arrival and departure are the tenant’s responsibility. The landlord is not liable for theft, water, or fire damage to personal belongings. The tenant is fully liable for any willful damage.
10. Final Provisions
Photos and texts on the website or flyers are for realistic description only and cannot guarantee full accuracy. The landlord reserves the right to make equivalent changes to the furnishings. If any provision is or becomes invalid, the remaining provisions remain in effect. The invalid clause will be replaced by one that closely reflects the original legal and economic intent. German law applies. Place of performance and jurisdiction is the landlord's place of residence.
